No.12 Residential Building is an innovative residential architecture project located in Tehran's Gheytariye region, exemplifying a thoughtful response to urban development challenges while maintaining aesthetic excellence and functional efficiency. This six-story apartment building, completed in 2014, occupies a typical lot measuring 13.9 meters wide by 23 meters long, encompassing a total gross floor area of 1,604 square meters. Designed by architect Niloofar Niksar, the structure represents a sophisticated balance between economic constraints and social demands in contemporary Iranian urban architecture. The building's distinctive design features include a dual-textured facade combining white cement rendering with wooden slats, creating a harmonious aesthetic that pays homage to traditional Tehran architectural styles while incorporating modern functionality. The structure employs an earthquake-resistant steel framework with metal decking slabs, demonstrating careful consideration of regional seismic conditions. Notable architectural elements include movable wooden shutters that provide dynamic light filtration and privacy control, wide terraces with transparent handrails that moderate climate factors, and a unique bar-code wall design that enhances urban interaction. The building houses eight residential units, each carefully oriented to maximize natural sunlight exposure - a crucial consideration in Iranian domestic architecture. The interior spaces feature artificial wood parquet flooring and white walls to enhance spatial perception and luminosity, while cantilevered stairs in duplex units serve both practical and aesthetic purposes. This project, which earned recognition at the A' Design Award Competition, successfully demonstrates how contemporary residential architecture can navigate the challenges of rapid urban development while maintaining high standards of design quality and livability.
