46 Kowloon City Mixed used Building is an innovative architectural project located in one of Hong Kong's oldest districts, embodying a thoughtful response to urban regeneration while preserving cultural memory. Completed in 2018, this mixed-use development occupies a compact 111.2 square meter site, efficiently incorporating retail spaces, studio apartments, and technical facilities across seven levels. The structure's distinctive design features triangular-shaped windows and a highly stylized facade that pays homage to the architectural heritage of the historic Kowloon City district. The building's composition includes three retail floors at ground level through second floor, two floors of residential units, and technical spaces housing firefighting equipment on the uppermost levels. Notable design elements include custom-designed triangular operable windows, glazed tiles in various colors with neon-inspired red highlighting, and integrated oversized signage that references traditional Hong Kong streetscapes. The project successfully addresses complex technical and spatial challenges while maintaining aesthetic appeal, incorporating features such as rooftop terraces, stylized framed windows, and exposed pipework that echo the district's architectural vocabulary. This Iron A' Design Award-winning project demonstrates exceptional space utilization within strict regulatory constraints, achieving a total gross floor area of 830 square meters with a construction cost of 50,800 HKD per square meter. The design particularly excels in its sensitive approach to urban context, creating a contemporary interpretation of local architectural elements while contributing to the neighborhood's ongoing transformation.
